There are three main stamp duties for residential properties: Buyer\u2019s Stamp Duty and Additional Buyer\u2019s Stamp Duty for buyers, and Seller\u2019s Stamp Duty for sellers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Understanding&nbsp;Buyer\u2019s Stamp Duty (BSD)<\/h2>\n\n\n\n<p>Buyer\u2019s Stamp Duty (BSD) is a compulsory tax calculated based on the higher of the property\u2019s purchase price or its market valuation. Since 15 February 2023, BSD rates for residential properties are as follows:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Purchase price\/market value of property<\/strong><\/td><td><strong>Cost of property<\/strong><\/td><td><strong>BSD rates for residential properties<\/strong><\/td><\/tr><tr><td>First S$180,000<\/td><td>Up to S$179,999<\/td><td>1%<\/td><\/tr><tr><td>Next S$180,000<\/td><td>S$180,000-S$359,999<\/td><td>2%<\/td><\/tr><tr><td>Next $640,000<\/td><td>S$360,000-S$999,999<\/td><td>3%<\/td><\/tr><tr><td>Next $500,000<\/td><td>S$1,000,000-S$1,499,999<\/td><td>4%<\/td><\/tr><tr><td>Next $1,500,000<\/td><td>S$1,500,000-S$2,999,999<\/td><td>5%<\/td><\/tr><tr><td>Remaining amount<\/td><td>S$3,000,000 and up<\/td><td>6%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p><em>Source:&nbsp;<\/em><a href=\"https:\/\/www.iras.gov.sg\/quick-links\/tax-rates\/stamp-duty\" target=\"_blank\" rel=\"noreferrer noopener\"><em>IRAS<\/em><\/a><\/p>\n\n\n\n<p>For a&nbsp;<a href=\"https:\/\/brandnewland.com.sg\/landed_compass\/landed-property\/\">freehold landed property in Singapore<\/a>&nbsp;valued at S$5,000,000 (note: Single Application by Singapore Citizen with 0 existing properties owned) the BSD calculation would be:<\/p>\n\n\n\n<p>S$180,000*1% + $180,000*2% + $640,000*3% + $500,000*4% + $1,500,00*5% + $2,000,000*6% = S$239,600<\/p>\n\n\n\n<p>BSD is rounded down to the nearest dollar, subject to a minimum duty of S$1. It must be settled in cash within 14 days of signing the Sale and Purchase Agreement (or the date of the Option to Purchase exercise).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Understanding&nbsp;Additional Buyer\u2019s Stamp Duty (ABSD)<\/h2>\n\n\n\n<p>Additional Buyer\u2019s Stamp Duty (ABSD) was introduced as a macro-prudential cooling measure to moderate demand and prioritise homeownership for Singaporeans. Like BSD it is calculated based on the higher of the property\u2019s purchase price or its market valuation. However unlike BSD, ABSD is conditional based on the buyer\u2019s residency status and the number of residential properties currently owned.<\/p>\n\n\n\n<p>ABSD rates on or after 27 April 2023 for individual non-entity buyers are as follows:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Buyer profile<\/strong><\/td><td><strong>1st property<\/strong><\/td><td><strong>2nd property<\/strong><\/td><td><strong>3rd and subsequent property<\/strong><\/td><\/tr><tr><td>Singapore Citizen<\/td><td>N\/A<\/td><td>20%<\/td><td>30%<\/td><\/tr><tr><td>Singapore Permanent Resident<\/td><td>5%<\/td><td>30%<\/td><td>35%<\/td><\/tr><tr><td>Foreigner<\/td><td>60%<\/td><td>60%<\/td><td>60%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p><em>Source:&nbsp;<\/em><a href=\"https:\/\/www.iras.gov.sg\/quick-links\/tax-rates\/stamp-duty\" target=\"_blank\" rel=\"noreferrer noopener\"><em>IRAS<\/em><\/a><\/p>\n\n\n\n<p>ABSD is rounded down to the nearest dollar, subject to a minimum duty of S$1. It has to be paid in cash within 14 days of signing the Sale and Purchase Agreement (if signed in Singapore).<\/p>\n\n\n\n<p>Due to&nbsp;<a href=\"https:\/\/brandnewland.com.sg\/media_and_news\/why-landed-properties-in-singapore-attract-affluent-buyers\/\">Singapore\u2019s land scarcity<\/a>, the significant 60% rate for foreign buyers reinforces that property investment is a long-term commitment rather than a speculative play. Furthermore, in cases of joint ownership (e.g. a Singapore Citizen and Foreigner, or Singapore Citizen and Permanent Resident), the highest applicable ABSD rates will be applied to the total landed property purchase price.<br><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/brandnewland.com.sg\/wp-content\/uploads\/2026\/01\/stamp-duty-calculation-private-residential-property-singapore-1000x667-1.jpg\" alt=\"stamp duty calculation private residential property singapore 1000x667\" class=\"wp-image-2437\" title=\"stamp duty calculation private residential property singapore 1000x667\"\/><\/figure>\n\n\n\n<p>There are some specific legal avenues for buyers seeking relief. For instance, married couples (comprising at least one Singapore Citizen) may apply for a refund of the ABSD paid on their second residential property if they sell their first property within six months of purchasing the second (or from its TOP date).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Strategic Planning for&nbsp;Seller\u2019s Stamp Duty (SSD)<\/h2>\n\n\n\n<p>Seller\u2019s Stamp Duty (SSD) is a cooling measure intended to curb \u201cflipping\u201d and promote a stable market.
